The Spinnaker marks the fourth and final stage of Warrigal Shell Cove, completing their coastal retirement community that we have proudly delivered in partnership with Warrigal since 2010. This vibrant precinct blends coastal living with a supportive, connected community, providing modern residences alongside shared spaces designed to foster wellbeing and connection.
Delivered under an early contractor involvement methodology, the project benefitted from our long-term understanding of the site, its conditions, and trusted contractors and suppliers, ensuring a seamless and collaborative outcome for Warrigal and its residents.
Delivery required careful management of challenges including inclement weather, evolving fire engineering requirements, additional access control systems, and latent site conditions during retaining wall and ramp construction. These complexities were successfully managed through proactive communication and collaboration with the Client and consultant team, ensuring program and quality outcomes were achieved.
Sustainability was a key focus throughout delivery, reflecting Warrigal’s commitment to a future focused community. Initiatives included rainwater reuse tanks for garden irrigation, native plantings requiring minimal water, passive ventilation in common areas, low VOC paints, solar panels, and LED lighting. To support emerging technologies, electric vehicle charging points were also installed, alongside smart energy saving features such as air-conditioning linked to reed switches on external doors and windows.
Following the successful completion of earlier stages, Stage 4 delivered 24 independent living units within a four-level apartment building comprising basement, ground, first and second floors. Works included land remediation, basement excavation, and the construction of 1, 2 and 3 bedroom apartments, each designed to capture the essence of coastal living. External works introduced new landscaping, paths, ramps, and fencing to create a safe, accessible, and connected environment.
With the completion of The Spinnaker, Warrigal Shell Cove now stands as a thriving coastal community for over-55’s. Residents enjoy modern homes, landscaped gardens, cafés, shops, and communal spaces, all located close to Shell Cove Marina and designed to support an active, connected lifestyle.
