This project delivered a new superstore for Officeworks on a a main arterial road, transforming a constrained urban site into a fully functional retail outlet that meets both Client needs and customer expectations. With no dedicated parking or loading zones and tight access for deliveries and waste management, the build demanded careful planning and precise execution. Despite those constraints, the store opened successfully.
From the outset, we prepared the site with steel-reinforced pads and columns, structural steel framing and concrete walls to create a long lasting, low maintenance shell suitable for retail use. Internally, the fitout included installation of customer shelving, service desks, staff amenities, storage rooms, electrical and lighting systems, all designed to maximise the use of limited floor area while ensuring functionality and safety.
One of the project’s most significant tasks was coordinating construction on a restrictive site. The lack of parking and loading areas meant deliveries, waste removal, and materials handling had to be carefully managed to avoid disrupting neighbouring businesses or impeding pedestrian access. Through detailed scheduling and close communication with the Client, subcontractors and site crew, we maintained a clean, organised site and managed deliveries without incident.
When complete, the store was delivered fully fitted out, compliant and ready to open. As the Client noted, “Satisfying the requirements of our Client in a restricted site was a significant achievement… the store was able to open without a hitch.” That result reflects clear communication, disciplined planning and careful execution, delivering a commercial outcome that worked for the retailer, the local community and the built environment.
