The façade remediation project at Lexington Drive strengthens the safety, compliance and long‑term performance of a major business park precinct in the heart of Bella Vista. By replacing more than 3,000m² of non‑compliant aluminium composite panels across 2 office towers and 40 low‑rise tenancies, the works ensure the precinct remains a safe, resilient and high‑quality commercial environment for the businesses, employees and visitors who rely on it every day.
Delivering a project of this scale within a fully operational business park required meticulous planning and disciplined coordination. All works were undertaken around live tenancies and a public car park operating 7 days a week, with strict podium slab weight limits and constrained access influencing every stage of delivery. Detailed traffic control measures, carefully sequenced crane movements and close communication with individual tenants ensured safety was maintained and disruption minimised throughout construction.
The remediation works replaced combustible cladding with matching 3mm solid aluminium cassette panels, significantly improving fire safety and compliance with the National Construction Code. Framing modifications were completed as required, and all existing sarking and insulation were upgraded to non‑combustible materials. The new façade system enhances durability, weather performance and long‑term asset value while maintaining the architectural consistency of the business park.
The completed project provides the precinct with a robust, compliant and future‑ready façade system, strengthening the safety and reliability of the building while allowing businesses to continue operating uninterrupted.
