Set within the harbourside suburb of Double Bay, Doria Apartments were built as a collection of refined, house scale residences that elevate everyday living for their occupants. Designed by internationally acclaimed architect Ercole Palazzetti, the development blends classical European sensibilities with contemporary comfort, offering generous indoor–outdoor living, abundant natural light and a strong connection to the surrounding neighbourhood.
Constructing this vision on a tight urban site required careful planning and disciplined construction management. Narrow streets, limited access and a busy pedestrian environment demanded staged works, precise logistics and a strong focus on safety. Basement excavation and structural works were delivered with close attention to neighbouring properties, while premium waterproofing and acoustic systems were incorporated to support long‑term performance and resident comfort.
The project is defined by its classical façade detailing, coffered ceilings, inlaid parquetry floors and extensive use of natural stone. A grand entry with a stone stairway sets the tone for the building’s refined character. Robust external elements, including limestone‑lined balconies and carefully detailed courtyard interfaces, were constructed to support long‑term durability in a coastal environment. Internally, high‑quality joinery, stone finishes and considered materials reflect the level of craftsmanship required throughout the build. A shared outdoor pool was integrated into the structure as part of the common amenity, designed to maximise durability, privacy and acoustic performance within the constrained site.
Doria Apartments includes 8 generously proportioned three‑bedroom residences, each designed as a full‑floor or half‑floor home with private outdoor spaces and secure basement parking for 2 cars per apartment. The building delivers lasting value through scale and craftsmanship.
