Award-winning Crimson Hill stands as a benchmark for sustainable, connected living on Sydney’s North Shore, a community designed to blend seamlessly with the surrounding bushland while supporting residents with a people centred design.

Set between Lane Cove National Park and established neighbourhoods of Lindfield, the development strengthens local amenity, provides high quality housing options and creates new communal spaces, trails and landscaped links that encourage wellbeing, social connection and an appreciation of the natural environment.

Delivering the project came with significant complexities, including working beside ecologically sensitive bushland, maintaining access for the neighbouring University of Technology Sydney campus, and managing a constrained site bordered on multiple sides by protected vegetation. Careful planning, ongoing coordination with environmental specialists and staged access solutions ensured safe construction while protecting biodiversity. Additional challenges included relocating stormwater detention systems and maintaining a safe materials‑handling route through a narrow, shared access corridor. A key structural and aesthetic element involved the removal and replacement of an extensive heritage sandstone retaining‑wall system. The existing wall was carefully disassembled, palletised and transported offsite for storage, before being returned and meticulously reassembled as a major visual feature of the completed development.

Sustainability was a core design driver. Crimson Hill was one of the first residential projects in New South Wales to achieve EnviroDevelopment 6‑leaf accreditation, recognising excellence in energy efficiency, water conservation, materials selection, waste reduction, community wellbeing and ecosystem protection. Apartments were designed for passive thermal performance, maximising winter sun, summer shading and natural cross‑ventilation. Sandstone, timber and durable exterior finishes complement the bushland setting, while multiple entry points reduce internal corridors and increase dual‑aspect homes.

Across Precincts 1A and 4, the project delivered 93 apartments and townhouses, supported by basement parking, communal landscapes, elevated walkways and shared recreation spaces that encourage neighbourly connection.
